After you find that perfect property to build your dream home on, ask yourself when do you want to start taking advantage of the investment you have made and start enjoying your new home. If you are thinking you want to wait a year or so, you still need to start planning today. There are many factors prior to breaking ground that can be very time consuming.
Before you build, you will need to find an architect that will meet your needs. Once you have found the perfect one, you will need to meet with them and let them get to know you and what you want in a home. The architect will review your home site to evaluate the view potentials and best positioning of your new home on your lot. They will then design it to meet your specifications. After you have signed off on the original design, the plans are submitted to the Architectural Review Board (ARB) for your specific community. This can be a very time consuming part of the process due to the meeting times of the various communities. Most communities meet once a month. A few meet weekly. The plans could go in front of the ARB a couple of times before they are approved adding months to the equation. (See the schedule of your desired community.) If you have purchased a home you will be demolishing, you will need to add another month to the schedule. This process could take up to six months. If you are remodeling, the process is the same.

Reasons to go "Green"
There are many reasons to go green when building or remodeling your new home. Here are just a few:
- Operating Costs - The technologies and practices required to build a green home to a certain criteria may result in lower costs to operate your home. Using energy efficient appliances, lighting systems, and HVAC systems result in lower energy consumption. Using water conserving faucets, showers, toilets etc. will result in less water usage. Other ways to save would be through photovoltaic panels and geo thermal heat exchangers.
- Maintenance - Effective Storm water management and landsacping could mean less time maintaining outside spaces. Drained foundations and water spouts on gutters can reduce possible system failures within the home due to moisture.
- Indoor Environmental Quality - This is one of the providing principles of the National Green Building Standard. Homes that allow for proper air exchange through ventilation and low emitting products like low or no VOC paints reduce off gasing. Green building practices always look at reducing opportunities for moisture. In addtion efficient HVAC systems, windows and floorplans means heating and cooling is better distributed throughout the home.
- Environment - Increase energy and water efficiency in construction could lead to decreased energy and water consumption throughout the lifespan of the home. In addition, renewable and recycled products may reduce the impact on natural resources. Most green homes will often include resource and waste reduction and recycling amenities.
